Access Statement For Wardley House


Self catering, short weekend breaks welcomed. Two properties are available for separate hire or to hire together.  In the cottage/dovecote,there is one downstairs double bedroom en suite with one step to the outside, all other bedrooms are up a flight of stairs. The cottage/dovecote has three double bedrooms ensuite, the pool house has two double bedrooms ensuite.  The 12 metre indoor pool is for exclusive use of guests

• Transport by car: from the A1 take the A47 direction Leicester, Wardley is the first village (turn left)off the A47 after Uppingham. Wardley House is the third house on the right opposite the church.
• Transport by train: To Oakham and a 15 minute taxi ride.
• Transport by bus: to Leicester and Uppingham stops on A47 - two minute walk
• Uppingham is the nearest town, distance of 2 miles. Catering service is available.  Equipment can be hired in Oakham. Taxi Service is Berridge of Oakham, tel: 01572 756088

Arrival & Car Parking Facilities
• There is ample parking immediately outside the front doors of both the cottage and the pool house - up to 8 cars can easily be accommodated.  There is rear access to the car once parked.  There are no kerbs and the surface is gravel and flat. There are sensor lights outside both properties;  there are also carriage lamps on each property.

Main Entrance & Reception
• There is an entrance to the kitchen of the cottage with no steps. Lighting is by halogen and up lighters.  Additional keys are available on  request. Visitors are asked to telephone, 01572 717671 to give arrival time, after 3 pm

Leisure Facilities
• there are no steps or barriers to the indoor swimming pool.  Parking is directly ouside the door to the pool hall.  The pool is available 24 hours a day. No booking is necessary for booked guests.  There is an extra charge of £50 for outside visitors. Lighting is uniform, there are lights in the pool.  There is a changing room/WC/walk-in shower, the door measures 84cm in width.  The changing room is 266x253 cm.  there are no steps.

• In the dovecote there is one downstairs bedroom - has one step x 13 cm to outside. There are 2 equal steps x13cm for inside access to cottage. the floor has loose rugs over york slabs. The bed is ziplock, can be king size or twins.
• Lighting is overall,  and bedside.
• All other bedrooms are upstairs and are carpeted.   they have bedside lighting and overall lighting.  Two of the bedrooms have twin beds, two have ziplock, for king size or twins.
• There is a no smoking and no dogs policy.

Bathroom, Shower-room & WC [Ensuite or Shared]
• The two ensuite bathrooms in the pool house measure 292x246 cm.  They have cork flooring and have showers over the baths. The door entrances measures 84cm in width.
• The an suit bathrooms in the cottage comprise of one with bath, wc and bidet, measuring 234x445cm with asingle leaf entry door, width of 68 cm..One with shower stall, wc measures 192x122 with a single leaf entry door of 68cm both have cork flooring.  The shower room in the dovecote is a wet room measuring 130x240 with a single leaf entry door width of 68cm. All wash basins have mixer taps. The colours are white furniture and pastel walls.

Self-Catering Kitchen
• The self catering kitchen in the cottage consists of an open plan with a dining area.  there are 4 non uniform steps of 12 com between the dining/kitchen area and the living area. There is a mixer tap thermostatically controlled in the porcelain sink..  the work surface is laminate and is 92cm in height. the height of the crockery shelf is 92 cm and the cutlery drawer is at 100 cm.  The height of the fridge is 89 cm. There are 4 hobs over the electric cooker and a microwave and dishwasher. There is a non slip carpet over york slabs. There is halogen lighting over the work surface and uplighters in the dining area.
• In the pool house the counter is 92 cm and is laminate. There is a mixer tap thermostatically controlled over an aluminium sink.  Crockery and cutlery are under the counters. There are four hobs over an oven and a microwave. The floor is limestone.

• Garden consists of gravel paths and lawns. There is outside furniture on two patios. The garden is on a hill and uneven under foot.

• All doors have keys available for the guests and there is a large yard in which to assemble for evacuation purposes. There is a no smoking no dogs policy
